Cancellation and Refund Policy

The Renter is primarily responsible for ending their booking through the SpotMe platform to avoid future charges. This can be completed in the Rentals section once the Renter's items are retrieved from the spot. If the Host knows the Renter no longer needs the reserved spot, they must cancel.


Cancellation on behalf of the Renter


Refunds for pending reservations made before the Host's approval

A full refund is automatically processed if a Renter ends a pending booking request before the Host approves it.

A full refund is also automatically issued if a Host rejects a pending reservation request.


Refunds for reservations that were approved but canceled before the start date of the reservation

If a Renter cancels a reservation within 24 hours of its approval by a Host, regardless of when the reservation starts, the Renter may receive a 100% refund of the listing price and the service fee.

If a Renter cancels a reservation 4 or more days before the start date but more than 24 hours after approval, the Renter is still eligible for a 100% refund.

If a Renter cancels a reservation 3 or less days before the start date and more than 24 hours after approval, they receive an 80% refund of the listing price but will not receive a refund for the service fee.

Reservations cancelled after the start of the month and over 24 hours after approval are not subject to reimbursement. 


Refunds for active reservations made after the start of the rental period

For the Renter's convenience, active reservations are renewed automatically on the same day each month. When a Renter is ready to end their reservation, they must remove all their items from the spot and then cancel the reservation through the SpotMe platform.

If a Renter retrieves all their items from the rented spot but does not cancel through SpotMe, the reservation will continue online, and the Renter will incur future unwanted charges. In this case, no refunds will be issued, even if the Renter has moved their items, informed the Host they are ending their reservation, or never used the storage space.

Renters who store their items for a period shorter than the standard month are not entitled to a refund or a prorated amount.


Cancellation on behalf of the Host

When Hosts receive a reservation request, they can reject it or cancel it any time before the start date. If a Host needs to cancel a reservation before the Renter stores their belongings, they will receive a full refund.

Once a reservation has begun, Hosts have two choices for terminating it: either on behalf of the Renter or by initiating eviction proceedings.

Termination on behalf of the Renter

If a Host knows that a Renter no longer intends to use the reserved space and has permanently moved all their items or never stored them, they must end the reservation on behalf of the Renter. In this case, the Renter may incur penalties in future payments. =

Eviction

A Host may need SpotMe's team to evict a Renter in a few extreme cases.

If a Renter has violated SpotMe's Terms of Service, Hosts must give them a 30-day notice or pay an eviction fee to process the request through SpotMe's Customer Support team.


30-day notice

If a Host needs to cancel a reservation after the Renter has moved out, they must give at least 30 days' notice. During that period, the Renter is asked to terminate their reservation, or alternatively, the Host may do so on their behalf.

If a Host cannot provide a 30-day notice, they will be subject to an eviction fee, and the Renter will receive a full refund of the most recent month's rent, excluding the service fee.

Hosts who repeatedly cancel or evict reservations may be subject to additional penalties, including removal of their SpotMe profile.


How do I cancel a reservation as a Host?

Once a reservation request is approved, it will remain active until the Host or the Renter cancels it. If you need the Renter to vacate your spot, you must give them at least 30 days' notice before canceling.

If the Host is sure that the Renter no longer requires the space, they can end the reservation on their behalf.


How to terminate a reservation:

  1. Confirm that all the Renter's items are retrieved.
  2. Log in to your SpotMe account and go to your profile.
  3. Find the listing you want to cancel and click "End Early."
  4. Select the reason for cancellation.
  5. Complete by clicking "Cancel Reservation."

The spot is now ready to be used by another Renter.


What to do when the Renter wants to end the reservation?

It is primarily the Renter's responsibility to cancel the reservation. Until the Host or the Renter cancels on the SpotMe platform, the rent payment will automatically renew every 30 days.

Cancellations are completed from your profile in the Reservations section.


To cancel the reservation:

  1. Both parties will coordinate a date and time for the move-out.
  2. The Host must confirm that the stored items have been retrieved.
  3. The Renter will need to cancel online following these steps.

Although it is the Renter's responsibility to cancel their reservation, Hosts can end it on their behalf if they know the move-out is completed.


What should you do when accommodation is no longer available for rent?

If your storage space becomes unavailable for further use, it is your responsibility to deactivate the SpotMe listing to ensure it no longer appears online. By doing so, your listing will be hidden on the platform, and you will no longer receive requests to book it.

If the spot is being rented on SpotMe but will no longer be available soon, you must notify the Renter at least 30 days in advance.


What do I do if I need to use a space the Renter is currently using?

If you need the Renter to vacate the space, you must notify them at least 30 days in advance to avoid an eviction fee charge to your account. This notice allows the Renter to find a new space to rent and move their belongings.


How do you give the Renter an eviction notice?

If you can no longer host your spot as available space for storage rental, you can request to end the agreement.

To proceed, you must give the Renter at least 30 days' notice so they can move out, and you can avoid an eviction fee.
